Barnes has long attracted buyers who want the quality of Hampstead or Highgate but with a quieter, more grounded feel. North Barnes and Castelnau, where you’ll find us at number 193, offers some of the most beautiful red-brick mansion flats in the area, with swift connections into Hammersmith. Down by the river, Barnes Waterside and Harrods Village offer a more contemporary option, with riverside apartments and townhouses that are genuinely hard to resist.
 
The Places And People That Makes Barnes Amazing
 
One of the things that makes Barnes feel so alive is that it has largely resisted the march of chains. The BCA (the Barnes Community Association) has championed local life for 50 years, and it shows. The high street and the roads around it are filled with places that are genuinely worth seeking out.
 
Right on our doorstep on Castelnau, Walter’s Bistro is a neighbourhood favourite we’d happily recommend for a long lunch. Spoonful does brilliant seasonal food and coffee. Samaia brings something more unexpected – intimate Georgian cuisine that punches well above its weight. For something more casual, Sips & Bites is perfect for a quick coffee and something Italian.
 
The Red Lion at the top of Castelnau is exactly the kind of proper Fuller’s pub with a log fire and a generous beer garden that Barnes does better than anywhere else.
 
Venture into the Village itself and the independent scene gets even better. Rick Stein’s sits right on the river and is as good as it sounds for a special occasion. The Ginger Pig remains one of London’s finest butchers – a cornerstone of the local food culture. Orange Pekoe is famous for its afternoon tea, and  for your everyday shop, Barnes Fruit and Veg and Alma Café on Rocks Lane both embody exactly the kind of village-style shopping that residents here genuinely value.
 
Green Space and the Outdoors
 
The name Wetlands Property didn’t come from nowhere. The natural landscape here is a genuine part of daily life in Barnes, and it’s one of the biggest reasons people choose to live here.
 
The WWT London Wetland Centre ,a 100-acre urban oasis converted from Victorian reservoirs, sits right at the edge of the neighbourhood and is one of the genuinely special places in London. Barnes Common adds another 120 acres of open grassland and woodland for dog walking and fresh air. The Thames Path offers one of the finest riverside walks in the city, with a front-row view of the Oxford and Cambridge Boat Race each spring.
